Reservation Confirmation
A reservation is confirmed once the required payment has been successfully processed. Guests will receive a formal confirmation detailing the total cost of the stay, the dates, and the specific cancellation deadline applicable to their booking.
Prepayment and Guarantee
Any required prepayment or security deposit amounts, deadlines, and collection methods are determined at the time of booking and confirmed in the final reservation details.
Reservation Modifications
All requests to modify or extend a reservation are subject to the Villa’s availability and the prevailing nightly rates for the new dates. A change in dates may result in an adjustment to the total booking price.
Cancellation Policy
The cancellation terms below are based on the policy selected at the time of your reservation. The applicable "Cancellation Deadline" will be clearly specified in your booking confirmation.
Within 24 hours after Booking, you can request a full refund. The guest receives 100% of the amount paid for the accommodation.
After 24 hours, but before the cancellation deadline you can request a partial refund. The guest receives back 50% of the cost of every night. The booking platform's service fee is non-refundable.
After the cancellation deadline, our guests cannot receive a refund. This reservation is non-refundable.
No-Show Policy
In the event a guest fails to arrive (No Show) on the scheduled check-in date without prior cancellation or notification, 100% of the total cost of the stay will be charged. No refunds or compensation will apply.
Check-in & Check-out
Check-in 3:00 PM – 9:00 PM (If your arrival falls outside this window, please contact us in advance to make arrangements.)
Checkout Before 11:00 AM
Guests must vacate the villa and return all keys by 11:00 AM on the day of departure. Unauthorized late check-outs may be subject to a penalty fee equivalent to an additional night's stay.
Guest Occupancy
The maximum number of guests permitted to stay in the villa is 10 individuals. This limit is strictly enforced for insurance and safety reasons.
No Pets are allowed on the property.
Behavior and Conduct
Quiet Hours: Guests must observe quiet hours between 2:00 PM and 5:00 AM.
Prohibited Events: No parties or events of any kind are permitted in the house or anywhere on the property.
Loud Music: Playing loud music (indoors or outdoors) is not allowed outside of the designated time frames.
Commercial Photography: No commercial photography or filming is allowed without prior written permission.
Nudism: Nudism is prohibited in all outdoor areas of the property.
Smoking Policy
Indoor Smoking is Forbidden: Smoking is strictly forbidden inside the house.
Outdoor Smoking: Smoking is permitted only in outdoor areas. We kindly ask you to use the ashtrays provided in the yard and dispose of all cigarette butts responsibly.
Departure Requirements
To assist us with the turnover for our next guests, we kindly request that before you leave:
- Gather all used towels.
- Throw all trash away in the designated bins.
- Turn off all lights, appliances, and air conditioning units.
- Return all property keys as instructed upon check-in.
Liability
The reserving guest is responsible for any and all damage to the Villa or its contents, or damage to the property grounds, that occurs during their stay, caused by any member of their party. Costs for repair, replacement, or professional cleaning will be charged to the guest.
Anasa Villa Kea and its owners are not liable for any personal injury, loss, or damage to the property, belongings, or vehicles of guests during their stay.
Failure to comply with any of the above House Rules may result in the immediate termination of your stay and a forfeiture of the total rental amount without refund.
